Types of FHA 203k Loans

The FHA 203(k) Loans are of two types:

  • The Standard
  • The Streamlined

Here I will only explain you the Streamlined 203K.

Streamlined 203K

The Streamlined 203K is designed for such type of projects that  are having less extensive improvements and that will not exceed a total of $35,000 in renovation and related expenses. In this version there is no need of using a consultant, architect and engineer.

It also does not require many inspections during the process as what is required for the Standard FHA 203K. This is the reason due to which the Streamlined 203K is usually the simpler, less costly option for you.

Eligible improvements under the Streamlined 203k

The Streamlined 203k program is aimed at facilitating uncomplicated rehabilitation and/or improvements to a home. These are for those homes that does not need any plans, consultants, engineers and/or architects.

STREAMLINED FHA LOANS

Following are the improvements that can be made with the help of Streamlined 203k program.

  • You can repair/replacement of roofs, gutters and downspouts
  • You can repair/replacement/upgrade of existing HVAC systems
  • You can repair/replacement/upgrade of plumbing and electrical systems
  • You can repair/replacement of flooring
  • You can do minor remodeling, such as kitchens, in which no structural repairs are involve
  • You can paint the house, both exterior and interior
  • You can do Weatherization, including storm windows and doors, insulation, weather stripping
  • You can purchase and install appliances, that includes free-standing ranges, refrigerators, washers/dryers, dishwashers and microwave ovens
  • You can also have accessibility improvements for persons having disabilities
  • You can also do Lead-based paint stabilization, etc.
  • You can repair/replace/add exterior decks, patios, porches
  • You can do basement finishing and remodeling in which no structural repairs are involved
  • You can do basement waterproofing
  • You can replace window and door and can do exterior wall re-siding
  • You can have septic system and/or well repair or replacement

Obviously, if the list of what you have to renovate is that much long then, the cost would be well over the $35,000 that is allowed under this program. It is anticipated by FHA that the homeowner should be able to occupy the property after settlement and while repairs/upgrades are being made he or she has to reside in the home.
